Epoxy Floor Coating in Ontario

Epoxy floor coatings fail for one reason far more often than any other: the concrete was not properly prepared. A coating rolled onto sealed, power-washed or acid-etched-only concrete has nothing to key into, and it lifts in sheets the first winter that road salt and a hot tire get to it.

BrightLook Paintings Inc mechanically prepares every floor by diamond grinding or shot blasting to open the concrete profile, and moisture-tests the slab before any product goes down. Ontario garages and below-grade slabs frequently carry enough vapour drive to delaminate a coating that was applied over an untested floor.

Once the slab is right, we build the system: cracks and spalls repaired, a penetrating primer coat, the epoxy build coat, decorative flake or quartz broadcast if you want it, and a polyaspartic or urethane topcoat for UV stability and abrasion resistance. That topcoat is what stops a garage floor yellowing and what carries the daily wear.

How We Do It

    Test the slab

    Moisture testing and a bond check come first — applying epoxy over a slab with vapour drive is the fastest way to get delamination.

  2. 02

    Mechanical preparation

    The floor is diamond ground or shot blasted to a proper concrete surface profile. No acid etching, no pressure washing as a substitute.

  3. 03

    Repair

    Cracks, joints, pitting and spalled areas are filled and ground flush so the finished floor is flat and continuous.

  4. 04

    Prime and build

    A penetrating primer keys into the open profile, then the pigmented epoxy build coat is applied at the specified film thickness.

  5. 05

    Broadcast and topcoat

    Flake or quartz is broadcast if specified, then a polyaspartic or urethane topcoat seals the system against UV, chemicals and tire wear.

Preparation and system build drive the price. A single-colour two-coat garage sits at the low end; a full flake or quartz broadcast system with a polyaspartic topcoat and significant crack repair sits at the top. Moisture mitigation, if the slab needs it, is quoted separately.

How long does an epoxy garage floor last?

A properly prepared and topcoated epoxy system lasts 10 to 20 years in a residential garage and 5 to 10 years under commercial traffic. Preparation is the deciding factor — a coating over unground concrete can fail in a single Ontario winter regardless of the product used.

Will epoxy handle road salt and hot tires?

Yes, with the right topcoat. Bare epoxy is vulnerable to hot tire pickup and yellows under UV, which is why we finish with a polyaspartic or urethane topcoat. That layer is what takes the salt, the chemicals and the tire heat through an Ontario winter.

Do you need to grind the concrete first?

Yes, always. Diamond grinding or shot blasting opens the concrete surface profile so the primer can key in mechanically. Acid etching and pressure washing do not achieve this, and coatings applied over them are the ones that peel in sheets.

How long before I can drive on a new epoxy floor?

Foot traffic is usually fine after 24 hours and vehicle traffic after 72 hours, depending on the product and the slab temperature. Cold Ontario garages cure slower, so we give you the actual return-to-service dates for your floor at the time of application.
