Commercial Painting
Commercial Painting Contractors in Ontario
Commercial painting is a scheduling problem as much as a painting problem. The coating has to be durable enough for high-traffic corridors and washable enough for a lobby, and it has to go on without closing the business or tripping over staff and customers.
BrightLook Paintings Inc runs commercial projects in phases, after hours and on weekends where the space demands it. We work to a written schedule with defined zones, so you always know which areas are live, which are being painted, and when each one comes back into use.
We carry full commercial liability coverage and WSIB clearance, provide certificates of insurance on request for property managers, and can work to your building's contractor requirements including sign-in, elevator booking and after-hours access protocols.

How We Do It
- 01
Site walk and scope
We walk the property with you or the property manager, agree zones and access windows, and quote a fixed price against a written scope.
- 02
Schedule and phasing
Work is broken into zones with defined start and hand-back times so no area is out of use longer than agreed.
- 03
Containment and protection
Work areas are hoarded or screened, floors protected, and signage placed so staff and the public route safely around live work.
- 04
Application
Spray, roll or brush depending on the space, using commercial-grade washable coatings rated for the traffic level.
- 05
Hand-back and sign-off
Each zone is cleaned, reinstated and signed off before we move to the next, so the building keeps operating throughout.
What It Costs
Commercial painting rates in Ontario
Quoted per project
Commercial work is priced against a written scope rather than a flat rate, because access hours, ceiling height, substrate and coating specification move the number far more than floor area does. After-hours and overnight scheduling is quoted transparently as a line item.
Commercial Painting — Common Questions
Can you paint outside our business hours?
+
Yes. Evening, overnight and weekend scheduling is standard for our commercial projects. Retail and restaurant clients almost always run this way, and we build the access windows into the written schedule before we start.
Are you insured and WSIB covered for commercial work?
+
Yes. BrightLook Paintings Inc carries commercial general liability insurance and maintains WSIB clearance. We provide certificates of insurance and clearance certificates directly to property managers and general contractors on request.
Do you handle multi-unit residential and condo repaints?
+
Yes. We repaint corridors, stairwells, lobbies, parking structures and unit interiors for condominium corporations and property management companies across Ontario, phased so residents keep access throughout.
What kind of paint do you use in high-traffic commercial spaces?
+
We specify commercial-grade scrubbable acrylics and, where the traffic justifies it, epoxy or urethane-modified coatings. These hold up to repeated washing and scuffing far better than standard residential paint, which is what usually fails first in a corridor.
